CMBS, also known as Commercial mortgage-backed securities, is a type of mortgage-backed security that is secured by the loan on a commercial property. CMBS Loans are similarly structured and can be used for the purchase or refinancing of income-producing commercial properties like hotels. Since all CMBS conduit loans are similarly structured, Hotel Capital Funding provides a list of necessary steps prior to commencing the loan process.

A Review of the Construction Hotel Loan Program National lenders thrive on larger loans, they feel less need to give out loans that are smaller than 3 million. However for stronger projects the lender may consider a loan of less than 3 million. The rate of the loan will be between 4.5% and 6% and will only be applied during the construction period.

HOTEL SBA 504 LOANS
Review of the SBA 504 Hotel Loan Program Two Loans - The SBA 504 loan will be split into two loans. The first is a commercial loan which has a minimum of 50% Loan to Value, the second is a loan by the SBA and has a maximum of 35%. The commercial lender will close the permanent loan at 50% as well as an interim loan which is equal to the second loan by the SBA. SBA will then fund the interim loan between 3 and 4 months.

Review of the SBA 7(a) Hotel Loan Program Structure - The SBA 7(a) is a single 25 year fully amortized loan. The SBA offers a 75% guarantee for the lender, which reduces the risk of exposure for the lender by financing their riskier assets, such as hotels that have higher Loan to Values.
